ANNUAL MANAGEMENT FEE - €300 per year (includes IVA / VAT)

This fee gives peace of mind to owners and provides the following services.

  • Key holding
  • Liaising with owners
  • Regular checks to empty property (ie. doors, windows, appliances, gas, water and electric)
  • Facilities for key collection until 3.00am
  • Advertising the property for maximum rental
In addition we can provide the following services for an extra charge.
  • Cleaning and laundry service for yourself and your guests
  • Welcome packs
  • Airport transfers
  • Car hire
  • Garden maintenance
  • Villa maintenance

Please note the services covered in the annual management fee. However, in addition a call out charge is payable for the following problems requiring immediate attention. The call out charge is €30 out of office hours (1000 - 1700 Monday to Friday)

  • Alarms (due to activation of the alarm or malfunctioning, when the property is empty)
  • Electric/water or gas connections *please note, if we have to pay unpaid bills on your behalf we will charge you a €15 administration fee
  • Owners or owners guests losing keys or locking themselves out
  • Call out due to burglaries

The above list is given as an example and is not exhaustive. Fees will be charged for administrative work relating to the above, eg. phone calls, faxes, visits to solicitors etc at the management's discretion.

 

FLAMENCA HOLIDAY RENTALS REQUIREMENTS

Flamenca Holiday Rentals will require from the owner of the property

  • 3 sets of tagged keys with your name on
  • all appliance instruction manuals (to be left in a kitchen drawer)
  • a copy of your insurance documents
  • copy of a water and an electricity bill
  • copy of owner's passport and NIE number
  • owners bank and account number
  • owners contact phone/fax/email
  • owners home address
  • a copy of the community rules
  • the annual management fee to be paid

Please note that the owner of the property is responsible for the payment of all service bills with the exception of long term renting where the owner will pay the first €60 per month (water and electric combined). If water and electricity is disconnected due to unpaid bills, we will charge you a €60 handling charge for getting these services reconnected. All owners should be aware that Flamenca Holiday Rentals are not responsible for any responsibilities to the Spanish authorities in regard to settlement of tax obligations that their properties may incur.


COMMISSION RATES FOR RENTALS

LONG TERM RENTALS (over 3 months)

Our commission is 15% plus IVA of 21% A refundable deposit of 1 months rent is required from each long-term renter, which is lodged into a separate bank account and is only returned after the property has been checked against the inventory.

SHORT TERM LETS (Holiday lettings)

Our commission is usually 17.5% plus IVA of 21% We deduct the cleaning fee from the owner's payment. Please see below for relevant charges.

BASE CLEANING CHARGES 

2 Bedroom standard apartment 53 Euros
2 Bedroom apartment with either roof solarium, 2 bathrooms or large garden 60 Euros

2 to 3 Bedroom house or bungalow such as;

Vista Azul, Residential Sol Beach, Villa San Jose Azucena, Aldeas de Aguamarina townhouses and bungalows, Lomas de Cabo Roig houses etc

70 Euros

Larger 3 Bedroom houses such as;

Riomar duplex

80 Euros

Please note from time to time there may be extra charges to cover cleaning the exterior of windows or doors, oven cleans, air-conditioning units or light fittings.  On owners bookings the above prices also apply, however, if you have more than 4 guests in a 2 bedroom property and more than 6 guests in a 3 bedroom property, you will be charged an extra 10 euros per additional person

INFORMATION FOR PROPERTY OWNERS

Flamenca Holiday Rentals requires a high level of cleaning, we therefore insist on our changeover clean after ALL visitors.

CHANGEOVER CLEAN

Changeover cleans consist of the following: Clean bathrooms, strip beds, dust furniture, sweep and mop floors, wash and iron linen, remake beds, sweep and hose patio areas, wipe clean window ledges and patio furniture.

 

OPTIONAL GARDEN MAINTENANCE

Twice weekly watering and general tidying of garden as required charged weekly at -
10 Euros

 

AIRPORT TRANSFERS Prices are based on a maximum of 4 people per vehicle.

APPOINTED REPRESENTATIVES OF IBEX INSURANCE

Flamenca Holiday Rentals can also arrange various types of insurance for you. Whether it is building and contents for your Spanish home, cover for your holiday apartment, car, motorbike or legal assistance policies, quotes can be obtained within a few minutes either in the office or over the telephone from as little as €100 per annum and in most cases cover can be implemented immediately. All policies are in English and underwritten by Lloyds.

PLEASE NOTE: If your property is only going to be used for long letting then bed linen, towels, T towels, towelling bath mats, pillows and pillow protectors are not required as the tenant is expected to provide their own.If your property is going to be used for holiday letting or a combination of holiday and long letting then bed linen, towels, T towels and towelling bath mats are provided by us from our stock pool at an initial charge to the owner of 100 euros per 2 bedroom property and 125 euros per 3 bedroom property, thus ensuring a regular turnover of these items to maintain a supply that is constantly in good condition. An annual charge of 75 euros for 2 bedroom and 95 euros for 3 bedroom properties will apply for subsequent years.
